First time home owner and looking for some sort of online service/app where I can upload room dimensions and maybe pics and have someone design a "put together" room with furniture, rugs etc.
I've Googled and only found I terior design companies charging a bomb. I just want something simple that will make my room look cohesive. Thank you.

A friend used crate and barrel, but I’m not sure what their fees are or if the interface is what you’re looking for.

I used Room & Barrel. If you are looking to buy one brand and can deal with the cost, companies from IKEA on up the price ladder have people that can help you design a cohesive look. I had presumed you considered that. I liked the service I received but it was expensive given the cost of the furniture itself.

I grew up poor and was obsessed w financial security. After investing my blood, sweat and tears into my career for years, I’ve decided I don’t care about my career or earnings as long as I have enough to support my family. We are happier than ever making less and saving little. I wasn’t there when my mom was sick and died because I was working and my employer didn’t allow me to be in a mental headspace to be a good person for my family. I can never change that but I can be better going forward.

Went for a pre-employment drug test yesterday. They never asked me if I was on any medications. I had to ask them and was told "oh yeah, just put any you may think make a difference in this text box." I put Xanax, Flexeril, and gabapentin. All of which are prescribed and used as directed. Now I'm terrified that I should have put ALL my meds, to including my psych meds. I've been sober over 12 years and never touched drugs (just booze) but I'm having a full blown panic attack.

Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location. What rates are people getting for condos? I’m thinking about selling my condo (I had 3.25%) but my realtor said that the rates are so high now that if I were to buy a similarly priced place, the monthly payment would be like $800 more. Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.
