VTSAX/VTBLX/VTIAX with a 60/20/20 allocation

This is an incredibly reasonable allocation and probably outperforms most professional investors. 20% might be a lot of bonds for a young person but it’s really a question of the investor’s risk tolerance. It is a far cry from insanity.

I’d like to save up around $50K in my HYSA for a property <$400K in LI. Does this sound reasonable?

Does anyone have any advice on investing in the LI area (best location, SFH v MFH) or just general first time rental property buying advice?
