Redfin / Zillow / Apartments.com will cover most of your bases. Can also cross post to FB Marketplace.
For background checks, I use MySmartMove, which is owned by Transunion.
I take interest with some basic questions via a google doc as a first layer of screening, then invite my best 5 applicants to an open house, then get the top 2 or 3 to apply for a background check on the site. The background check costs money, so I try not to send too many people there as I don’t want them to waste money if they aren’t the top candidate (and I make nothing off of it).
For the contract, ask your buyers agent for the standard lease agreement in your state. You can also google “ (state) rental lease agreement” and find plenty of templates.
I used avail for listings (and copied to other sites) and manage my rentals through apartments.com, so I did the application through there and collect rents through there. Use Stessa to track expenses and hello sign for getting electronic signatures on rent docs. That’s my whole stack at the moment.
Op I have and am using Zillow rental - it’s very easy and has a good background , credit score check . Pretty straight forward tool
Facebook marketplace, though I would maybe consider a property manager. Have them market lease and collect rents for you.
For tenantcloud, are there any other hidden fees or add on fees aside from the monthly fee? For example, have access to integrate background checks but you have to pay for it on top of the monthly service?
