Shop rates, join if they are best.
Major banks seldom have the best rates. Look for credit unions (I really like PenFed) and mortgage brokers. That said, sometimes the major banks have deals with big companies or a special division to handle their business and you can get good rates.
Second credit unions and start ups like Morty

Who do I start in terms of approaching or narrowing my choices
Research penfed, navy fed, usaa. If u have a relative, they can refer you to be a member. Their rates will be public before you need to sign up though.
My first mortgage was through Navy fed. Second one through Morty who acts as the agent and got me super low rate from quicken loans
Just shop around. Get referrals. I got my best rate through a small local business.
Focus on fees as much as rates. Some places will look really attractive with super low rates until you notice all the points they included for you to buy that rate. Better.com is a good starting point to get benchmarks
