They aren’t common, but they do exist. Check Facebook marketplace. Be really careful. They typically can’t be financed for a reason. If you are really handy and can fix major issues deals can be found. Those fixes are typically like foundation, seen one destroyed by dog pee, roof leaks causing damage inside, mold, land only deals. You will not find decent houses where sellers are financing typically. I’d definitely stay away where they continue paying paying the 3% rate and you somehow slide on to the title. Get a clean transfer of title, them the lien holder, previous loans/taxes paid off at closing. Thats another reason this is rare, most people don’t own their home. They borrow from a bank. I do wish this was a more common option. When I’ve done it in the past I can text the seller and ask a question. They’ve always been nice about it. I usually share some pictures of the progress. Real estate agents are very impersonal in comparison.
