I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I can take it financially, but wondering, If I absolutely needed to get out of buying it, what recourse do I have? Or could I go ahead, and refinance later (who knows rates at that time...)?

I was a contractor for a big company and they just let me know that my last day is December 30th. I got this position thanks to a recruiting company that has been great and gives me benefits.
Should I:
- Continue working with the recruiting company, hoping that they will find another position for me? (as they told me they will, and when they applied me I started working with my current company within 2 weeks)
- Work with the recruiter + apply for jobs on my own?

Thoughts on Citi's Leveraged Portfolio Group at the Analyst level? I'm curious if anyone has additional details on the group for an Analyst spot. What does the group focus on in terms of work, what are hours like, decent exit Ops, interview process etc? I have been in client facing wealth management as an advisor for 10 years. I haven’t built a book of business because I’ve worked for mostly discount brokers (Merrill edge, TDA, Etrade). I want to know how to transition to a non client facing role in wealth management or another financial role. I am series 7 and series 66 licensed. Any thoughts?

Advice needed on handing in notice, I recently signed an offer letter and understand the screening process takes 4-6 weeks. I have a month's notice period and have agreed a preliminary start date in Feb.

I was planning on not handing my notice in until the checks had been completed so its all secured (not that I think I will fail any checks), but apparently I need a reference from my current employer not previous ones. Can't really do this without handing in notice can I?

I have a contact who is a hiring mgr at a company I want to work for. He told me he has an open role for me and set me up with 6 interviews over a 2 week period. They all went really well and HR said I’ll most likely be moving forward to a site visit. But now my contact has ghosted me. After I made 3 outreaches he had his aa schedule time for two weeks out. I'm in finance/tech FPA, looking to go back to the defense industry for a 25% increase in TC. But wanted to see if I should leverage the new salary with current company to see if they'll match.
