Hey all, looking to buy my first home as a primary residence. How did you all go about finding a good real estate agent and what separates a good agent from a bad agent?

Purchased my first house 2 years ago. Red flags: when a realtor tries to pressure into a purchase instead of educating you, doesn't listen to you, lacks preparedness, and is only focused on making on a sale. I dropped my first realtor because of this.

My second one was patient, provided advice and details about various homes/neighborhoods, and was realistic with me about timelines (since that was when the market was incredibly wild).

I’d look for one that knows the neighborhood you’re looking in. Check recently sold listings and peep both buying and selling agents. The selling agents will have seen all of the bids on a house. The buying agents can tell you what is working to get a bid accepted.

From there, interview 2 or 3 agents and see which ones you cube vibe with most.

Years of experience and knowledge are what makes a real estate agent useful imo. Personally I find it disappointing when I’ve worked with a relo agent that had little to no knowledge or useful input on questions related to the house in terms of repairs, maintenance, remodels, contractor contract etc. I also find it troubling if they’re not on top of all the documentation details.

Referrals usually

You can usually tell a good agent by the fact that you tell them what you’re looking for and the first three houses has at least one that is close to what you’re looking for. They also tend to know a lot about the structure of the home and the community.

I grew up poor and was obsessed w financial security. After investing my blood, sweat and tears into my career for years, I’ve decided I don’t care about my career or earnings as long as I have enough to support my family. We are happier than ever making less and saving little. I wasn’t there when my mom was sick and died because I was working and my employer didn’t allow me to be in a mental headspace to be a good person for my family. I can never change that but I can be better going forward.

Happy Holidays fishes!! I would love to hear some thoughts here..We bought our first home last year for 316K ( starter home) in MCOL city. The value is now over 400K and I have an equity of over 150K. We are thinking of moving to a different state.Should we rent this place ($2400/month) and with recent refinance my mortgage will be $1600/month(inclu pay all) or sell it to pull out equity for the new home in a different state? FYI: we have over 100K in cash to down payment.

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.

Just bought a new primary residence that needs work. Current home has ~$100k equity after buying in 2019 with <$20k down (appreciated around 20% in the last 3 years, in a major metro area). Would you:

1) Lock in the appreciation & sell now. Use some for renovations/other investments.

2) Keep for another 2-3 years & rent out for a small cash flow (<100/month if self-managing), get a HELOC if needed. Note it would not pass my investment criteria if buying today.
