Hi Friends, can you please help us make a decision for a new construction.

Which option should we go for resale: a garage for a 3rd car or converting bed room to a guest suite? We don’t need more space. Home is already 4400 sq ft and converting a suite will add 200 sq ft more but we lose 1 garage. Images below.

3 car garage. If I could go back that’s exactly what I would do. 2 car garage is too small for everything I need to store.

I'd keep the garage since there's already a bedroom (#5) there for guests to use.

Unless you want to rent out guest suite or expect kids or parents to live there, I would go with more garage.

For resale value, probably the guest suite.

Guest suite is better for resale. If the third garage wasn’t a tandem, it’d be a wash.

Um…what do you need more?

Garage. As someone with five cars at my house because of teen drivers (including two in college who didn’t take their cars), I will never buy a house without a three car garage again.

Do you think you would buy a tandem 3rd garage like shown in picture?

I actually prefer the extra room because it’s not really a usable garage space for a car, I’d just use it for storage anyways. This makes it the perfect grandparents suite

More bedrooms tends to have better resale, especially if there’s still some garage remaining.

Anything is possible… for a price!

Hi all. I just received an offer for $130k and will be eligible for about 29,000 shares of stock options. The vesting schedule is 1 year and then quarterly thereafter.

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.
