I’m in the camp of it’s not a big deal. We just handle with some spot treatments

We bought a house that had some signs of termites. The seller paid to have the house tented before we moved in. Just do the treatments recommended (try to make the seller pay for it) and watch for any other signs. I walked through an open house one time in a house with severe termite damage and it was crazy. You could see termite damage all over. It was in the floors and walls and very visible from inside the house. That house sat vacant for more than two years before someone bought it. They had to gut it.
Not a big deal. Inspection should state whether it’s an active infestation or not. If active, just ask the sellers to cover treatment before closing.
Additional note: he did recommend treatment, but basically said that’s really all you can do and you won’t know if you have them or not and even an inspection won’t tell you unless you see evidence.
