I currently work in commercial banking and have been contemplating the switch to private credit / direct lending. I got a decent deal on a small 1 bed in a luxury building (hell’s kitc). Should I do a 12 month lease or 24m?

Got the rent negotiated to under 3k + free amenities for a year (gym, pool, etc.). I’m afraid rent will atleast go back to the original price (+5%) and then some. The building has some sort of rent control but that’s predicted to go away in less than 1 year as per the lease. The legal rent limit is way higher.

For example we need someone with great copywriting skills and also need someone who is great at digital marketing. I need genuine suggestions. I was holding offer from IBM and Wipro & now have got a good offer from a mid size organization.
I want to negotiate with IBM and Wipro & join any of these two.

Do these companies negotiate? When & how should I start negotiation with them ?

I would like to talk professionally so that they provide me a matching CTC or in case, they can't at least they don't block me for future openings.
