I have a 30 yr mortgage w pmi because I only put 10% down 2 years ago. I’m evaluating a) paying principal to eliminate pmi b) getting an appraisal to remove pmi through appreciation (high hone value growth area) c) doing nothing and putting my money elsewhere. — any thoughts overall? Anyone do an appraisal to capture appreciation and leverage that towards pmi removal? Thanks in advance!

Will your house absolutely appraise high enough to remove PMI?

Should be close. Median price in the zip has risen 11% from month we bought through today. If ours appreciated at that rate… yes

We did b and it was pretty straightforward. The lender (chase) just sent someone to appraise and once it did pmi was removed.

We did it back in 2018 in CA. We redid the kitchen floors because there was a leak but that space is a very small space in a 850 square feet condo.

Thoughts on buying pre-construction homes in markets that are popping and flipping selling them when construction is complete?

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

Anyway I protect myself against the downside risk? (other than loosing my down payment)
