I have an investment idea. Would be great for banks and investors to speculate, but it involves creating a market for the product. Who should I approach first banks or investors?

What's the product?

Neither, I have brought 2 products to Market, a web service and a physical product. Banks will never back you and u never use your own money on a venture. This is 101 VC rule. Angel investors only look at the overall market and the team in place if you don’t have the team that has brought something to Market before then it’s hard to get VC. Best advise is to do it on your own create the market as best as you can, as cheap as you can. Get people around u and give up shares for goals u want to achieve, not on the front end. Be prepared to work 100 hour weeks and give up almost everything else in your life. It’s hard but I can be done.

Is it good to get stocks as part of CTC which has 4 years vesting period?

I just left my pre-seed startup that was running out of cash (we made $100,000 in revenue this year, and sunk $1m in costs). I was making $40,000 as a developer (plus 20k stock options at $1/share per year) and they refused to pay me any more money. I have 17,000 vested stock options, total number of shares at the time of my contract was 4million. I’m a bit confused about share dilution and if it’s worth it for me to buy some of my stock options… thanks in adv!

Why has real estate remained lucrative?
Mainly agents but also developers.

The barrier to entry is low, not even sure if graduating high school is needed. My old agent even said she did it bc she can make a lot money and not work that much. She drove a new Mercedes and sent her kids to private school, husband was also an agent.

So I’m curious why it didn’t get flooded and the profit margin dampened to a $/hr closer to other jobs with similarly easy entry?

Got news that my house closing may have to be moved due to a delay in the sale of my home. My partner’s income was excluded in the DI ratio, but if it were included we’d be well under the % threshold and can be approved to close on time regardless of the sale of my house. However our mortgage company’s underwriting team has been painfully slow in confirming if her income qualifies. She’s been at her new job 1 month after a year off. Anyone with underwriting experience have insight?

I have an offer for $130k for a senior attorney position in a boutique L&E firm. Also have a recruiter who thinks she can get me into another for $150-170k. Both are more than I’ve ever made (Denver, 17 yrs of experience but completely different practice areas).
