How much are you currently making in monthly profit with on the property you own?
If you have 300k I would go as far as to advise buying 2 property and putting 30% down. Would create more value and disperse risk.
Don’t pay off 2.5 in order to borrow at 6 or whatever.
Split to buy more rather than high equity in a single property. You end up probably equal in cashflow and much better off at sale. More headaches but diversified risk.
1.5k income per month cash flow on a single family long term tenant will be very difficult.
Interest rates
Is your investment property a condo? It might be worthwhile to invest in a condo vs a house. Less maintenance and will always rent out.
Current one is a townhome. Was looking for single fam options now to avoid HOAs. Not worried about vacancy, I’m evaluating large cities with high occupancy, semi-touristy areas as well for potential Airbnb
