I’m 26 and about to start a new job, which is giving me a $10k signing bonus. I am in the process of saving for a house, which I aim to buy within two years, but I also do not have a Roth IRA. I have a size able 401k already, so looking for advice on if I should save this money for the house in a high yield savings account (2%) or start a Roth

If you are gonna put the house on rent and use it as investment then I’d say get a house, but if it’s to live in it then ROTH is the better option bc owning/living in a house comes with lots of hidden expenses.

I have a tenant who is late on rent after having JUST signed an updated lease last month when we bought the property from the previous owner. He has a history of being late on rent. He paid 8 days late and the check bounced. He is now 17 days late and saying the late fees are too much and unfair. We have a meeting set with him tonight and my question is whether we should cut him slack, or make him pay up or leave. Fee details are in comment 1

I just heard recently that if you refinance and your house appraises at 20% more than the amount owed, you can remove PMI. Is this correct? Getting a divorce and trying to keep the house but moving from a VA to a traditional loan and would rather not pay PMI if I don’t have to. House was purchased for $460k no money down (VA loan), refinanced at $450k to lower payments $400/month, now have $430k left on the loan... would it have to appraise for $516k?

During the pandemic I lost my job and was desperate. I found a 5 month tax law internship to full hire and applied.
Description: “$20/hr to JDs, $15/hr to JD students”.
This was our convo.
Me: …I graduated from law school a few months ago…
Interviewer: so I’ll be paying you $15/hr if you’re hired… I’ll let you know in a week
Me (in no position to negotiate): umm… okay
*3 months later*
Interviewer: You’re hired! However it will now be an unpaid internship, are you still interested?
Me: *ghosts*
