Is $3,900 too much for attic insulation?
16” sprayed R49 - attic is less than 1000 sq ft
This also includes adding soffit vents and closing up any gaps in the attic

What state are you in?

It feels a little high, but it depends on what is already there now, and what the labor rates are line in your area.

Doesn’t sound too bad to me.

Is this what a typical price might be? My fiancé was thinking it was too much

Why not just DIY it with fiber glass insulation? Prob save 3 grand easily

like

I think that’s on par. We live in NOVA and got quotes ~$5k for R60 in a ~500sqft attic. Included removing and hauling existing insulation.

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

Hi all - any advice for a first time real estate investor looking to make their first purchase at the end of 2021.

I plan on saving $50K, for a $350-400K property in the Long Island, NY area for my first property. Does this sound reasonable? And does anyone have any experience & advice investing in the LI area?

Id like to rent it out for some positive cash flow that I can then start using to save for my 2nd property (sounds easy when I type it).

Thanks all for your input - stay safe!

I would have self managed but am scared about squatting/evictions esp w Covid and the rent memorandums. Thinking of jus getting the property manager as I am new to this... Advice appreciated.

Thoughts on buying pre-construction homes in markets that are popping and flipping selling them when construction is complete?

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

Anyway I protect myself against the downside risk? (other than loosing my down payment)

Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap. If I were to buy the second home through an LLC, would that allow me to exceed that 750K since the expenses of the second home would be pass through expenses/income?
