You just call the permitting office. They’ll send someone out to see what’s going on.

Correct. If you don't know, that's the county of the location. They will direct you to the city inspectors in charge of residential permits

Will the county look at things done illegally? If the flip was not done up to code for example and they sell the house that way?

Last year when Covid broke, I received a couple of interview calls but ignored them as I felt the organization kept me at work when other companies cut short their HR staff so I should be with them even if with no appraisal. Let’s talk speed reading. I’m a slow reader and listened to a podcast recently on speed reading. I’m intrigued. Who here speed reads? How did you learn those skills, and what types of documents do you speed read in practice? I do mostly litigation and am thinking that speed reading would help with research but maybe not things like doc review where you need to review for both responsiveness and privilege.

NJ market - Cousin of mine who has >500 rental properties advised that over next 3 yrs it’s possible for me to get 3 multi-fams if I buy 1 every year for next 3 years, by doing FHA on the first so 3.5% down and then doing less than 10% down on the next 2 if I do it right. Everywhere I read not seeing how that’s possible. can anyone explain pls? Is there a hack that after getting the 1st owner-occupied prop, I don’t have to put more than 10% down on 2nd home, and on 3rd??
