Lesson learned, I had someone do plumbing and I was told he pulled permits and he in-fact did not. When I went to get them retroactively, he’s MIA. The city tells me I can take on the liability myself, but what does this entail when I go to sell the house (flip)?

If plumbing fails, how would I be liable post-sale?

Depends on the state but, generally if it’s disclosed that work was done with no permit, it’s then up to the buyer to decide if they are going to inspect

Didnt you have an inspector from the city or county come in? They make sure everything is according to code

Is their license activr?

How significant was the work? Like did they replumb the house or replace a toilet?

Re-pipe the house

The claims: ‘Trump inherited an amazing economy!!’ ‘No Trump unleashed the powers of the free market by lowering taxes!!’

The truth: We leverage our valuations with bad debt fostered by addictive and uncontrolled spending. It leads to companies (and sovereign entities) being fragile and vulnerable to seismic shocks. If housing/labor markets roll over, there’ll be cascading consequences rooted in the debt burden.

My company allows contributions to both traditional (pre-tax) and Roth (post-tax) 401k. Is it better to split my contributions between the two? For example, I could contribute 3% to Roth and 3% to traditional (my employer matches up to 6% total but that can only goes to traditional)

Could you let me know what your employer contributions to your company pension scheme are?
For instance, they contribute half of your contribution up to a maximum of 3%. Before any tax incentives etc.
Interested to see the variances, it seems to be substantial from what I've seen. If it changes with level/seniority, please make that clear as well so we can differentiate between companywide averages and individual circumstances / positioning.

During filing ITR for assessment year 2022-2023, can I file by selecting old regime and get this 16k return?

Hi! I have recently started working with a SaaS based company as a program coordinator co-op. I graduated last month and I am actively looking to get a full-time job soon. My current co-op ends in mid december and at my current company there isn’t any operations/program/project mngmt teams as of now. While my manager often indirectly hints of future opportunities in the company, he also keeps asking me to come up with interests in other departments of the company. I am not sure what this means?!

I have over 12 years in B2B sales/sales management experience along with a graduate degree. I am wanting to shift gears and I am at a point where I can invest time in myself to learn through practical experience. The new industry I am wanting to pursue is real estate investment. I have read all the books but want some hands on experience on the property management side. How could I best leverage my skills for a role in this, and what should my expectations be for negotiation in compensation?

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.

Just bought a new primary residence that needs work. Current home has ~$100k equity after buying in 2019 with <$20k down (appreciated around 20% in the last 3 years, in a major metro area). Would you:

1) Lock in the appreciation & sell now. Use some for renovations/other investments.

2) Keep for another 2-3 years & rent out for a small cash flow (<100/month if self-managing), get a HELOC if needed. Note it would not pass my investment criteria if buying today.

3) other approach?

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.
