Listing: $110K
Offer: $100K
Counter: $112K, $9K in closing credit

What is the seller benefiting from converting sales price to closing credits? Doesn’t it all end up in the same place?

Seller’s agent gets a higher commission. Does seller have other properties in the area? Then higher sale price -> a higher comp.

I think I’m negotiating directly with the seller on this? It’s through propoffers and the agent didn’t seem to know basic info, leading me to believe the other side is an individual

The seller nets an extra $3k and you get to put less cash in initially (assuming you’re financing).

Ah yeah the actual difference in price, my bad. I thought you were saying they were somehow coming ahead by moving the funds from price > credits. Good call

Sounds like a great deal but the cap on seller concessions is 6% i would counter with 108k with 6k in seller concessions.

This is a rehab loan, but good thought.. need to confirm with lender

That’s an 8% closing credit. Are you able to share how you can exceed the max? I was told there was a max but i could be misinformed
Are you paying all cash?

Considering leaving my agency after just a couple months in pharma - feeling underutilized and stuck.

My question: do I leave this stint off my resume entirely? List the parent agency instead of the wellness arm? Pass it off as freelance? Not trying to be dishonest I just know this experience probably isn’t relevant when going out for non-pharma jobs.

Looked at a house (new build) and MIL said the vinyl windows imply the whole house is probably made with cheap, shoddy materials. She thinks everything has to be wood Marvin windows or bust. Is she right? From my research vinyl has its pros too... as long as we aren’t paying like they are wood marvins. Any reactions?

I have significant equity in a property (300k+) and maybe another 200k across other properties. I have a decent amount of money in cash and already 200k or so in stocks. Got news that my house closing may have to be moved due to a delay in the sale of my home. My partner’s income was excluded in the DI ratio, but if it were included we’d be well under the % threshold and can be approved to close on time regardless of the sale of my house. However our mortgage company’s underwriting team has been painfully slow in confirming if her income qualifies. She’s been at her new job 1 month after a year off.
