My husband and I finally have the savings for a rental property, but the math just isn't adding up. Even if we put 40% down, we'd still be losing money every month after the mortgage and fees are paid. Is it normal to take a loss at first and hope the house value goes up later? What am I missing?

Sounds like you've picked a bad (terrible?) property. Properties should comfortably cash flow at 20% down.

Do you live in a HCOL city? Despite high rents theyre usually terrible to invest in. The real money is made in the Midwest and the south east.

How much are you looking to spend?
