I own a condo around 8th and 35. Love it. Sick ass view of downtown. Super easy to get to downtown. Easy to get to campus for sporting events. And then once they cap 35, it'll be an even better view.
The area will only appreciate over the course of a few years.
Be prepared to clean up after mad ragers and awesome dope parties, man.
If you can afford it, then I don't see why not? It will demand some attention I'm sure, but it will always be a good place to own property and if the place is nice enough you can rent it out to graduate students, post docs, professors so that you're not having young college students ruin it!

If you can afford to do it then I would say go for it. you will defintiely make your money back so I think that would be a really smart investment. I would by an investment property there if I could.
