Check out Mueller. It’s a great place for families with parks, playgrounds, lots of sidewalks and protected bike lanes throughout. Very walkable, kid-friendly community with plenty of amenities in the neighborhood and nearby, including a great H‑E‑B, good food, movie theater, etc. About a 10 minute drive from downtown.
I love these threads bc people always suggest a bunch of places outside of Austin. If I had your income, I’d look at Crestview, Hyde park, Mueller, zilker area, Allendale. Tarrytown/Pemberton heights is probably too expensive. I live in crestview and love it even though the neighborhood has gotten pretty $$$$
Totally agree, if you have that kind of money then you’d be insane to sign up for some of these commutes. Of course if you are WFH then that’s a different story.
My husband and I moved here last year and make around $620k (no kids though), and we love everything about Round Rock! The houses are generally cheaper and newer than in Austin, at least when we were looking last August. We paid $510k for a 2300sq house on a half acre lot, built in 2019. Our backyard is f-ing massive and our two dachshunds love running around back there lol.
In Austin, that same $510k would get you something probably around 1500sq, 20 years old, and maybe in an iffy part of town. Honestly, with the lack of police presence in that city, it’s all kind of iffy IMO🤷♀️. That’s a blue city for ya though.
If you don’t mind older houses, the Brushy Creek neighborhood of Round Rock would probably be great for you. It’s a family friendly area and seems to have lots of sidewalks/safe areas to walk or bike around. There are lots of parks in that area and people seem to think the schools over there are superior to the other public schools in the RR school district.
Clearly.. 😂 Our HHI is a bit over 1MM so I feel you. It does annoy me the time spent at investment properties, repairs etc but we like to think of it as a nice way to get to Vail, Chattanooga and Cabo more often. Right now we’re looking for a large secure storage facility to store our fleet of vehicles if you know of anyone. But yea, definitelygood points you made, helpful. Except obviously your political position. 😆
Barton springs if you wanna be in the city. Westlake/lakeway if you’re more suburban

I don’t think that’s the case these days in ATX. It’s pretty expensive.
Hyde park and Muller are the way to go.
My husband and I were living close to downtown, but are now building a house out in dripping springs. It’s about 35-40 min from the city, but so beautiful and hilly! Lot of wineries, hikes, outdoorsy things to do.
Yes!! These are the exact reasons we chose dripping too. We did look at Provence and loved it! Bee Cave also has a lot more commercial development which is great!
Check out Travis Country neighborhood. Bike trails, beautiful older trees, community pool, short drive to downtown (4 exits). My brother lives there and the community is awesome.
We live in Mt. Bonnell and love this and Tarrytown area, but it’s not cheap. We got in years ago.
Some friends off 183 near Balcones country club and everyone loves that neighborhood too. Also have friends in Lost Creek who are super active and adore their neighborhood.
Another sibling lives east-side and they ride bikes daily, walk to coffee shops, etc. and have 2 little girls.
Highly recommend renting to explore different neighborhoods your first year.
Hyde Park, NW Hills. You could do a scrape and build in Windsor Park/University Hills or do a great reno in those areas.
Bee cave is another great area for you!

Also think about what you want for your kid. Where I live South, the kids ride bikes freely around the neighborhood by themselves, go to the parks and pools and play in the streets. And we have a lot of community events year-round, e.g., summer parties, parades, movie nights, ice cream trucks, etc. And there is mountain biking, hiking, pump track for kids, etc
Which neighborhood the South means? Sorry I just know the neighborhood names but not know the details.

Mueller would be great for you. Yard sizes might be small, but very walkable and lots of greenspace. I am further East near 183 in a new development where houses are in the 600k range. Great location for getting anywhere without using I-35 or Mopac. 10 min to the airport, 15 min downtown, 15 min to the Domain, 15 min to South Austin. Young professionals in their 30s with new babies is our neighborhood demographic. I’d recommend don’t go too far like Leander or Cedar Park or Round Rock because you just won’t get the feel for Austin. (I’m former EY and have lived all over Austin for 12 years, but just bought in Mar 2020).
My cousin recently bought in Easton Park which is South East near the airport and they have lots of developers to choose from, and larger floor plans than what I’m in. That area is still developing but lots of people moving there so nice family feel too, similar to Mueller for community amenities.
Mueller is right under the flight path. Also a lot of east Austin is polluted. Look into it.
I live in the Barton Springs/Westlake area and love it, short Uber into the city and super close to Zilker Park, Botanical Gardens, Greenbelt, water, and Terry Blacks BBQ 😍
Love westlake hills - nationally ranked schools, can run to the hike and bike trail and Barton springs, short drive to put the kayak in at redbud, minutes from downtown. Also tarrytown, Hyde park, Bryker woods, highland park.
Anything South Austin is nice for outdoor activities, also one of the prettiest areas in my opinion. If you want to live on the nicer side, anything west of 35 is good in the south. Super close to everything and a close to drive to hill country with lots of parks for dogs. PSA do not let your dog in the lake here
There are some really nice houses around William cannon/West Gate in south Austin!
Great Hills is a great option! Close to Domain and has so many shopping places around the vicinity (Trader Joe’s, Costco, HEB, etc)
