What are some good ways I can start reading up on good real estate markets to invest in / best practices for soon to be rental property owner? Looking to buy my first rental property in the next 2-3 years but want to educate myself in the meantime while I save up for a down payment!

BiggerPockets / YouTube are both great starting points.

Bigger pockets has multiple podcasts that they host, and a forum where other real estate investors discuss ideas. They also have several books if you prefer the old fashioned method of learning.

Start somewhere local that you know so you can keep an eye on it and manage it

Second SPM1. I had a nonpaying T in a landlord friendly state and it took 4 months to get him out (giving notice, going thru court, etc.). It will only be much longer to deal with that in a T friendly state, and that’s assuming you could start the process the months he stops paying (a lot of times you can’t even start the court process right away). Even in the L friendly states squatters are a real headache (I can go on and on about this). I was very worried/stressed about my T turning into a squatter, so it was a huge relief when I managed to get him out.

Alright auto fishes, I’m in the market for a entry level luxury car. Open to used or a lease. I don’t plan to use it as a daily driver, live in an HCOL. I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I can take it financially, but wondering, If I absolutely needed to get out of buying it, what recourse do I have? Or could I go ahead, and refinance later (who knows rates at that time...)?

New strat folks.
1. Buy a condo complex.
2. Put the land under said condos into a land conservatorship (for taxes)
3. Rent condos at discounted rates (for taxes)
4. A small fee of the rent goes to a trust as a land conservation fee in perpetuity (for tax reasons)
5. Have another business generating revenue to offset this.

Tax question: married filing jointly for 1st time next year. Company recommends/requires me to fill out its tax calculator. Is this required? Can I just leave it at 0? I recently accepted an offer to join a company (A) . They started my H1-B transfer and I received today the approval notice for the transfer.

However, I accepted last week a (better) offer at another company (B) and they will start soon my H1-B transfer.

I attend to tell company (A) on Monday that I will not be joining them. Will there be any issue with company B filing for a H1-B transfer soon?

Got an agent and she was useless for finding good tenants. Got frustrated and finally started finding leads myself and closing on one soon. I have signed a contract with the agent for paying one months rent as fee. How can i fight this or as he has been literally of zero value add? Correct me if I'm wrong but isn't it more advantageous to have low housing prices and higher interest rate? If that's the case, you can always refinance when/if the interest rate lowers again. Is there something I'm not seeing?

We just moved into a 50 year old house. We got the popcorn ceiling removed in the garage plus had the walls done. We didn’t use an official asbestos expert because of the price.

The horrible, dirty people that lived there before us left us a crappy mess. Hope we are not exposed, nor the neighbors.
