Really depends on what you value and your financial situation.
At your salary, another $20K is typically not meaningfully life-changing (guessing roughly $1K a month in take-home difference). If you are in a situation where another $1K per month would greatly reduce stress or strain, take it. If not, and being remote is a huge benefit to you, I would stay put.
If you're happy where you are, 20k on top of 150k doesn't seem impactful enough to me. Unless you like the opportunity more, you actually like going to the office and such...
I'd look at agency stability right now! Those numbers are close enough that I'd stick out a little longer for a more stable situation.

Are you really clinging to WFH so much you’ll let it cost you money and growth? I’m guessing you live in Naperville or somewhere terribly far?
WFH is more than just not going to the office. It’s freedom to travel, take errands throughout the day, work out, stretch, make healthy meals & snacks, maybe pick up your kid from school, you can make it a MUCH healthier lifestyle overall if you’re intentional. I’m nowhere near $150k yet, but if I was, I would think long and hard about taking $20k to give up that healthy lifestyle and go back to the rat race of meal prep/commute/sit for 8 hours/repeat

3.5 years! I say welcome the new beginning. If they like you trust you can negotiate even coming in twice a week. New title & 20k raise.
I don't think being chained to the office is worth an extra 13%. But I like my freedom.
If you funnel that extra 20k directly into retirement you’ll get to experience even more freedom sooner. 5 years, an additional 100k. Unless I’m getting something wrong, I’m still new to the 401k situation.
What costs will you incur going to the office at the increased rate? What does that correspond to for an increase in disposable income and lost time commuting? Are those changes worth it to you?
Personally, I’d stay remote as it is a priority to me.
Also, this is not the last job opportunity out there, what if your next offer will be 170k and remote? Or, if you’re not afraid to lose it, try negotiating coming into the office less/remote.
Unless this jobs is a game changer for your resume; but doesn’t sound like it.
