Either it’s a rent check and you should cash it or it truly is a gift and you can choose what to do.
If you don’t have a friendship with said person, it likely should be treated as rent either way.

Is it a reasonable amount to be considered a gift? I first thought you meant that the rent check said it was a gift but reading more discussion, I’m assuming this is not the rent check and is some other amount and is meant as a gift. If you don’t feel comfortable give it back to her and tell her it isn’t necessary. The amount might influence my thoughts here a bit but I would cash it.
