In weekend checked out VTP Peagusus project in Kharadi possession 2025. Project looks promising but when visited the site accept for the towers rest all be it roads or daily basis shops nothing is there yet but they say that till the time of possession roads and everything will be functional. The rate for 750 sqft carpet 2bhk they are giving for 74lacs and possession is 2023 May. Another 2025 possession 850 sqft carpet 2bhk for 79lacs.Hardly any difference in rate per sqft. Please suggest

Anyone ever have experience negotiating a new offer to include unvested 401k match and stock grants from your current employer? I hate leaving money on the table but there are some good roles out there. I’m not fully vested in my current 401k yet and my stock grants haven’t matured yet either. My LWD with TCS is 10 June, I currently hold a offer of Cognizant of 18.3LPA and promise to send me at Onsite within 6 months, apart from this I have offer from TalentCafeSolution- Client JC Penny(26.85 Fixed), Infocepts (26.5LPA, 5% variable), Nice Software Solutions(25.98LPA,10% variable) , ACS Solutions(26LPA,5%), Allianz(25LPA). I’m 25 and have found a duplex I’m considering purchasing as a rental property. Planning on renting both units and have the cash to make the down payment without an issue. My cash flow analysis has a payback period of 3 years for my down payment and a 13 year payback period for the whole investment. I think financially it makes sense. My question is, is it realistic for a 25 year old young professional to handle dealing with all the extra curricular’s that come with owning a rental property ?

I like the Apple Card and considering opening one but want to see if there are better alternatives. It’s enticing that if I lose my card, I can instantly change the number so someone can’t use it. Plus no numbers means someone can’t randomly make a large fraudulent purchase.

T3 firm reached out re: direct admit to the partnership with some runway to grow the practice. I am at a firm now where there aren’t bright line metrics to make PPMD, but think I could make it in 2-5 years. This would be a step down in brand, but might be better from a WLB and getting to start at partner. Haven’t had firm comp talks yet but range was well north of 50% increase in cash comp from current (plus LT equity, draws, etc). Anyone take $ over brand? what are some traps to watch for?
