Don't do it. Ive been living in the area and have grown to really hating it, especially since Covid started.
Too many homeless, too many people, so much traffic in general, loud, far from all the good food places. Depending on what you like to do, I personally think there's not much to do in the area. Agreed with A1, it's just had such a creepy vibe, but I'd say it's gotten much worse since Covid started.
I don’t find this area safe. There are too many homeless there. And on a citizen app there are constantly some alerts coming in informing that something happened there. Maybe if you can, just try to look for a place around the 5-6 ave area. Even one avenue down can make a huge difference.

I’m at 31 and 9th and find that anything between 9 and 6 in the thirties is very loud/chaotic
Lived on 30 and 8th for 7 years, finally moved in 2019. It was fine while I lived there, but would 100% not do again or recommend now that I’m looking back on it. I moved to gramercy from 30 & 8th.
The neighborhood is literally penn station. It’s convenient if you need to commute in / out of the city. It has become increasingly grimey post Covid. There are so so many homeless people here.
Pay a few hundred more if you can afford it and look elsewhere

Once people start coming back, it’ll be close to shoulder-to-shoulder people traffic. I would avoid until about east of 5th ave
I don’t mind the area. It’s convenient to lots of things (flatiron, west village, west side, lots of stores) but I live a bit farther east and farther from the station.
Adding to this and having lived in the area- living about 10 blocks south would be nice. Gets more expensive though.
Avoid near penn station if possible. Feels pretty sketchy these days. Ideally at least 10 blocks south of 34th
Agree with all the comments. Accessibility wise it’s good - you can walk to a lot of good neighborhoods and penn offers great subway access. But otherwise avoidable - especially as a place to live.
While others are mentioning areas west of 7th, I used to live east of it and loved it. I’d say once you get to Park Ave, all the way until 2nd Ave is good. Subway access is meh but very walkable and great neighborhood to live in.

i once lived on 48th and 9th and worked at 30 rock and found that for those three years i hated things like christmas with a passion because of the over-influx of tourists clogging the whole midtowny area. i can't wait for out-of-towners to come back and spend money in our city when it's safe, but definitely don't put yourself into that madness.
Eesh, would avoid. Penn station and environs are not a neighborhood; you'll be surrounded by commuters and tourists as things rebound. Hudson yards will be directly west and there's still a lot of construction. Would stay east of 5th in the 30s or go below 27th to be in Chelsea.
