I’ve done government sponsored rent programs before. It looks profitable but the risk of bad tenants causing higher maintenance expense can cut into profits very quickly.
There’s also other costs that can come with it. Such as getting noise complaints from other tenants/neighbors, cops being called, potential drug issues, ect.
Some people do very well with section 8. I guess it just comes down to your risk tolerance.

In the right pockets, it’s fantastic! I’ve heard the number of vouchers for 4, 5, and 6 bedroom units go largely unfulfilled, and are often outsized compared to the normal rental market. But 2 and 3 bedroom houses may not be better than what you could get on the open market.
Done it and I am out. Tenants destroyed property and steal doors, floors, etc. government will not be responsible. High risk niche

Multifamily is the way to go
Depends on the market, i have a close friend who owns multiple duplexes & rents them out to s8 for guaranteed rent roll but he says the maintenance and upkeep costs cut into the $$.. he once had a tenant who would flush everything and caused issues with plumbing
