Anyone finding good rates for refis on investment? Got a good rate, 3.335, but the brokers is trying to charge 2% in fees. Kind of kills the deal. The loan amount is only 115k. I’d rather go up to like 3.65 or whatever and not have to pay so much in closing. Any ideas?

Shop around? Get someone else to match the rate and see what fee they charge. Negotiate accordingly with both.

Investments arent seeing as good of rates right now for sure. But that’s a bit high.

I’ve got 3.65% 30 yr on a rental and I can’t get anything better and I’ve been trying for months. Even if I go to a 20 yr fixed. The sweet deals are on primary homes

The 3.65% is what I got when I originally bought 4 years ago and I paid a point to get it. It just keeps seeming like with rates so low that refis should be lower and they just don’t seem to be 😕 I’m going to continue to check, but the new 1/2 fee that’s being added due to covid risk is not going to help.

1099 or w-2 ? I have been given the option though the company prefers w-2. It’s a day rate booking couple of months or more (no end date). I already have 1099 from similar company this year and am leaning towards 1099, but I don’t want to be difficult. I do take home office deduction and they are not supplying any equipment. Suggestions?

Not sure if this is the right bowl but hoping to get some insight. I have a lot of student debt, and am considering refinancing with First Republic bank to get a (marginally) lower interest rate. However, their version of refinancing student loans has changed in the last couple years so now they offer you a personal line of credit. Is it a bad idea to refinance with a line of credit vs a regular student loan refinancing?

Hi, has anyone worked at Freddie mac? Particularly the multifamily investments division?

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway. Any advice on what you might do in my position? Am I being crazy with this idea?
