Anyone has experience in renting houses on the side ? I’m curious about how much effort need to be put in monthly since I have a full time job.

I have experience! 10 years. Effort really depends on the condition of the property and quality of tenants. As long as you maintain the rental to begin with high standards, tenants generally will see that you have high expectations and will maintain that standard. But if you rent a house that has a poor paint job and poorly maintained lawn, a tenant who accepts that condition of poor quality will turn out to be poor quality tenant.

Also, always stick to your application's income requirements. We use three times the rent minimum, and if the applicant has no credit or rental history, ask for references and possibly a higher security deposit. These conditions will help weed out the problem tenants.

I have two room furnished apartment and have been considering to put it either to rental market or in Airbnb usage since the housing market in Finland ain't favourable at the moment for selling.

So far I have been hesitant since the apartment has some expensive interior / furniture.

It make sense that if the apartment is in good neighborhood, looks stylish and is well maintained, the tenant would respect that and behave.

Renting is awful. The majority of renter seem to have no problems being late or skipping payments, and then you get people who aren’t careful with the house.

When you finally get a good renter, you will appreciate them so much. Because they are incredibly rare.

I highly recommend against it.
