I’m actually in the Ventura/SB area, but lived in LA for 6 years until a few months ago. Couldn’t find decent paying work in LA but found a great gig here. 1) 12 attorneys, 2) 1500 hours annually, 3) $130k, 4) 10% origination bonus which will amount to about $15k, 5) excellent quality of life/no weekend work, 6) $200k debt, 7) single. Enjoying the central coast much more than LA but have considered making a move to LA big law to help pay down debt faster.

I’m 25 and have found a duplex I’m considering purchasing as a rental property. Planning on renting both units and have the cash to make the down payment without an issue. My cash flow analysis has a payback period of 3 years for my down payment and a 13 year payback period for the whole investment. I think financially it makes sense. My question is, is it realistic for a 25 year old young professional to handle dealing with all the extra curricular’s that come with owning a rental property ?

I have an interview for an in house position (only attorney) at a small non-profit focused on conservation easements. I am a transactional associate at a mid sized law firm. The prospect of freedom from the billable hour and contributing to meaningful work are the draws. The cons are that while the salary at the non-profit would only be slightly less than what I am making now, pay increases and opportunities for advancement will be much less than where I am now. Thoughts on making the shift?
