Just started investing. A friend of mine has been investing for a few years and he says he’s averaging 14-15% returns, with 2021 being in mid twenties. So let’s see. And yeah they claim the money is liquid… subject to a small penalty

I’ve been investing through Fundrise for 3 years. Returns have been good, around 10-15%. Liquidity is tough though. They have different fees to withdraw your money before 5 years. They’re not super high, ~1% or so. But they can choose to not return your money to you right away, especially in an economic downturn. Definitely worth reading into the liquidity piece a bit more and reviews. I recall seeing a few folks where it took them a quarter or 2 to get their money. So seems you wouldn’t get the money back instantaneously.

I’d say if you have money that you can set aside and forget about for some time, definitely would be a good idea since the returns are high and consistent. But if you need to have access to the money in the short term, might not be the best idea.

How diligent is Mintz background check. When it comes to education? My references, credit, criminal and work experiences will check out. Need some advice on renting here in ATX.

Back in May 2021, I rented a property that had sustained damage during the big snow storm. This wasn't disclosed at lease signing. The home leaked every time it rained, mold was found in the home & the LL failed to make repairs that resulted in me falling down a flight of stairs. Anyone ever have experience negotiating a new offer to include unvested 401k match and stock grants from your current employer? I hate leaving money on the table but there are some good roles out there. I’m not fully vested in my current 401k yet and my stock grants haven’t matured yet either. This would be at a global director level.

How much did you save before leaving your parent’s house? Either for the first time, or if you went back during early Covid.

3 attorney firm. I’ve been here for 6 years and have used Westlaw exclusively. Now we are switching to Lexis because apparently Westlaw is too expensive. I hate change. I know where everything is on Westlaw and now I need to relearn. Apparently Westlaw will not budge on price and would rather just see a client leave than work with them. Super annoying. My company is paying for one credit card. I'm leaning towards Amex Platinum given the large 100k sign up bonus at the moment (which I'll be able to hit). People lean towards CSR because of the 3x on dining but I don't eat out that much (and additional perks, but I prefer the Amex for that).

Novice question: if I sell my house and then rent for a year will I be taxed on my proceeds from my house sale as a capital gain? Do I need to reinvest them by a certain amount of time?

Hi everyone, not sure if I have any options but figured it doesn’t hurt to ask. I signed a lease in June for $2050 when I was under the impression it wouldn’t get lower than that. The same apartment is now down $1650 and has been dropping. this is super frustrating since it’s such a dramatic drop. It’s almost more cost effective to break the lease for $4k in order to save $4500 over 12 months - $500 in total savings + cheaper if I renew next year. Do I have any negotiation power? Pls help/advise
