Yes, you can have your brother co-sign with you, but your largest hurdle is going to be finding a bank that will work your brother being out of country. He wouldn’t have to be on the Warranty Deed, but as a co-signor, he would be required to be on the Deed of Trust.

Cross-posting: Im trying to flip a new build - long story, but have had certain circumstances come up and can't keep the home - but I'm now competing with the builder because they have homes still being built in the neighborhood (there is nothing against me selling it). Under contract for nearly 1.1M. Wife and I are at HHI $315k. Will go up in the future, $400k in 3 years and $500k possible in 5-7 years. We have $300k in non-retirement funds, $260k of which will go towards acquiring the house. We have 2 kids and will probably reduce (not maxing) retirement accounts next 18 months to do this. We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.
