Anyone sue their landlords for double security and win, for it not being returned in 30 days? Or vice versa, are you a landlord and we’re sued for not following the state laws?

Not sure how it works over there but I’m a landlord. I use a 3rd party (not the rental agent) to do check in/check out with both parties. They also hold the security deposit. At check out both are present again and typically the deposit is back with the (former) tenant within a day or so. If there is a disagreement, the 3rd party has the check in report and photos and usually we agree the appropriate adjustment then and there. Saves hassle.

Smart! We just crossed day 30 of not yet receiving it or a list of reasons why we wouldn’t get it. They told us they would send it but seems like they’re planning on taking $$ off so we filed a complaint 🤷‍♀️

Varies by state, it’s very easy in renter friendly states. I did it in Illinois, had a private landlord that mailed the check on the 32nd day so simply based on that technicality the judge ruled in my favor.

In Texas had to show that I attempted to contact the landlord and ask for the deposit back. They also asked the landlord if anything was holding them up from at least telling me how much I could get back, for ex if they were waiting for a quote on repairs or such. Essentially had to prove that the landlord didn’t intend to return the deposit.

If they told you they’re working on it I’d follow up once more after a couple weeks, if they still drag it then you can go to court. The longer they string you along the stronger your case is.

Well either way it’s past the 30 days so that’s what we’re fighting on. Thanks!

It’s 3 times the security in Georgia, however will you have anything left after attorney’s fees? Usually the threat will cause the PM to just release the whole amount without any deductions to avoid the litigation… good luck!

Small claims court was about $200 to file. No attorney needed.

I resigned Epam Anywhere last week because I am on bench since 2.5 month , package in EPAM Anywhere was 32.40 lpa fixed .

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

Closing on my first home. Advice for anyone with student loans in administrative forbearance per the Cares act: once your offer is accepted have you student loan servicer put your account back in repayment status.

Accounts in forbearance, even administrative forbearance, are calculated at a higher monthly payment by the underwriter.

My fictitious debt to income ratio was too high for them to approve me, and it took seven days for my loan to be officially back in repayment. So just a heads up.
