Bought first property in August 2020. Bought second property in January 2022. Already on the hunt for a third unit when the right deal comes along!
What kind of numbers do you look for in a short term rental? My rule of thumb is an average nightly rate of .1% of purchase price. So far we have stayed under $175k with each place and for 2021 averaged $178 per night with 63% occupancy for the year.

I am selling house and remodeling both master bath and kids bath. Got quote for 29k for both and I buy floors and cabinets.question is I have a very big whirlpool tub and tiles around it discolored. It’s a hassle to lift it up change the tiles and fixtures and put it back. It’s old but works great. Remodeling ppl recommend get rid of it, give space to buyers if they want to buy standalone tub. I thought it adds value to have whirlpool tub. But can’t even change fixture. Should I get rid of it?

Pre bonus and equity I earn 110k/yr in Wash DC.
I’ve seen 33% net income, but honestly $1650/mo CANT even get a 500sqft condo on rent.
30% gross is $2750/mo 😱
Others say I can afford 600k houses but that seems irresponsible and ridiculous.
My current rent is $1750 for a small 1bd1ba (cheap) but I’m sacrificing my safety in my neighborhood. No frills apt.

I racked up about $20k in credit card debt due to a confluence of things happening at once (move, school expenses , etc ). I have a fair amount of paper assets but not a much free cash. Assets are down a decent amount with the current market cycle and I’d prefer not to sell them to cover the debt , although they easily could. Any suggestions how to handle the credit card debt without racking up tons of ongoing card interest?

For those with beach rentals, how far out do you like to have your whole summer booked? The majority of my bookings come in the 7-14 days ahead of time, because I price my property aggressively and rely on low availability in the area. I see other similar units that are fully booked for the summer at about 60-70% of my nightly rate and get a little frustrated.

Beach rental folks… how has your summer been so far? I saw a pretty significant decrease for June and July from 2021. More competition in my market seems to be driving down my nightly rate.

Can someone give me any tips to get my first rental property. Under valued markets? Anything like that
