Does anyone have a good practical guide / book on getting started with small multi family real estate investing? I’m in Canada and am looking to avoid hype books to get to the practical need to know details. I have between 250-350k to invest and looking to scale as quickly as possible

I tried talking to HR and my MANAGER, but no result.
So I decided to switch, and currently I have an offer from ACCENTURE, but they informed, for now I can work from home but that they cannot provide me permanent WFH and they are also not sure when will I be asked to join the office.

I am viewing a house tomorrow that is 2 years old. Is it ok to waive an inspection since it is so new?

My offer was rejected on a different house yesterday due to another offer having “better terms”. My offer was very competitive but I said I wanted an inspection and I would pay out of pocket for required fixes of up to 1% of purchase price and I wonder if they went with an offer that waived inspection.

Trying to lower housing costs / find housing that is affordable to me in the longterm by buying multi family FHA and using the rental income to cover the majority of the mortgage while living in one unit, but FHA appraisals always ruin the deal (rental income comes in too low). Not sure what to do anymore bc every multi family house in my city has this issue.
