Is getting your CFP worth the investment? I am in my 30s and plan on staying in this industry as an FA until I retire. Lately I’ve been getting asked if I offer any fee-only options and I know you can’t be fee-only unless you’re a CFP... Do we see the industry headed this way?

Newbie here, what’s a good credit card for travel. Starting new job that requires a bit of travel and I’ll be expensing it / being reimbursed. I know I’ll eventually want to get Pre-check. From what I could found it looks like Amex Platinum, chase sapphire or platinum and or the capital one venture card would be my best option. Anyone have personal experience with these cards? Pros and cons

1. Can we reimburse things like travelling to team party, office catch up etc. ?

I am viewing a house tomorrow that is 2 years old. Is it ok to waive an inspection since it is so new?
My offer was rejected on a different house yesterday due to another offer having “better terms”. Trying to lower housing costs / find housing that is affordable to me in the longterm by buying multi family FHA and using the rental income to cover the majority of the mortgage while living in one unit, but FHA appraisals always ruin the deal (rental income comes in too low). Not sure what to do anymore bc every multi family house in my city has this issue. Thoughts on buying a 1 bed condo for investment? Price is $145,000 and rent is $1,400 per month. Return is about 9% cash on cash return. Could increase rent to $1,500 but $1,400 is safe. Cash flow is $300 per month after mortgage. Would you buy it?
Might be a dumb Q but, I was told in the US, it’s not wise to pay a house all in cash, because you miss out on tax benefits. Is this true? Is the tax break supposed to offset mortgage interest?
