Sanity check needed. We own a home we paid $280k for, 6 years ago. We've begun to outgrow it and are debating building on vs buying.

Building would probably be $350k, would take about 4 months, and would require us to move out temporarily (likely 50-75% of that time), but then we'd have *exactly* what we want. Buying would cost ~$650k (plus $59k in closing costs to sell and buy).

House is worth $400k if we do nothing; addition would likely double value.

What would you do? Build or buy?

Curious for everyone’s thoughts on real-estate right now.. my spouse and I are in Denver and trying to buy our first home. To get a halfway decent 3BR home, we have to spend upwards of 500k and still put a little work/investment in to update the home..
