I personally want to be in the suburbs but I hear the traffic situation is quite bad. Current consultants in Atlanta, how much time do you actually spend in the office vs remote vs client site? Would you advise I try and stay closer to the office?

Interview local property inspectors and find one who understands common shortcuts made in the fix & flip process. Attend the inspection with them. You will learn a lot and money you spend will be worth EVERY penny.
If a flipper has a choice between a more expensive fix and a less expensive cover up you should assume they will cover up 100% of the time.
