Do what you think is best for your investment not what they want. They may want Terro pods, which is fine but send out a pest control person to make sure this isn’t a bigger problem. Depending on the area people have the outside of their homes regularly sprayed. Not sure where your rental is or if it’s a house/condo etc. Point is make sure it’s not just a band aid. Also, need to know whether it’s a nature problem or a tenant is leaving food out problem.

It’s a new build and they moved like a week back so not a problem caused by them.
Terro pods work great and are an easy solution. We get ants around our main floor every spring and the pods always work for us. Just becareful if there's pets or unsupervised children in the house.

Yes - all maintenance/repairs expenses for your rental property can be deducted. Keep the receipts. You could use online platforms like (steassa) to track your income and expenses. You can also use a spreadsheet. At the end of the year, you can generate an income and expense statement for the year that you could give to CPA or add them yourself to TurboTax.
Just handle it and either get pest control out there (which I do in Texas) or a simple DIY solution (go spray interior and exterior and put some bait out).
