For those that self-manage properties, do you use any software to help do that? I'm looking at RentRedi (https://rentredi.com/) and TenantCloud (https://www.tenantcloud.com/). Just curious if anyone has experience with these or similar and could provide some thoughts on them. Thanks!

Thanks for the response. Reason I’m considering one is that it seems like a nice way to do screening with credit reports and background checks, collect payments, and manage communications. Curious how you handle these things yourself.

I use Avail but in hindsight it’s not really necessary (for 1 property), collecting rent and managing comms / issues is simple enough.

Nice, thanks for the recommendation. Will take a look at it. Are you using it to manage one or just a few properties, or more than a few? Interesting to hear from some of the others in this thread that it might not be worth it with just one or a few properties.

Currently 25 y/o making 70k/year in Boston. I grew up pretty poor and I have minimal financial education. A lot of my salary now goes towards helping my parents get out of debt. I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). From a financial standpoint in this market, which would be a better approach in Austin -

Just bought a new primary residence that needs work. Current home has ~$100k equity after buying in 2019 with <$20k down (appreciated around 20% in the last 3 years, in a major metro area). Would you:

1) Lock in the appreciation & sell now. Use some for renovations/other investments.

2) Keep for another 2-3 years & rent out for a small cash flow (<100/month if self-managing), get a HELOC if needed. Note it would not pass my investment criteria if buying today.

Thoughts on buying pre-construction homes in markets that are popping and flipping selling them when construction is complete?

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

Anyway I protect myself against the downside risk? (other than loosing my down payment)
