Have you ever bombed an assignment and just known it wasn’t your best work? How do you recover mentally from it? A partner asked if I could do a time sensitive project that he said would take a couple of hours. I gave myself 5 hours to complete it but it required reading transcripts on a case I’ve never worked on. I did the best I could under the time constraint but it was definitely not my best work. I feel embarrassed that I turned it in knowing it wasn’t that good.

Anyone has a good rec for improving SC in a really short time. Test in 2 weeks and still not getting half my SC questions right. CR and RC are at about 80% accuracy.

Had a really bad day 😞 I don’t know why I keep doing this to myself. Things will be going well and then out of nowhere I get blackout drunk. I am tired of feeling sick and anxious from drinking. I don’t really even want to drink sometimes but do it anyway. Blacked out last night, and still feel sick now. I’ve never shared with anyone that I have this problem, until I found this message board. I have so much anxiety that I won’t be able to get this under control. I feel isolated and sad.

-One LLC, so only one PPM
-Multiple investors that can be onboarded anytime
-Multiple investments that investors can determine whether or not they want to invest in
-One K-1 per investor based on their investments and income
-Ability for the Sponsor/Fund to invest directly, indirectly and in equity, debt, Pref, etc.

I've been applying to jobs for months but every position wants at least 2yrs of experience in real estate transactions, usually way more. Pro se plaintiff, an attorney, filed a complaint alleging mold defects after closing on a property. Client, layperson, may have agreed orally to a settlement amount without proof of damages prior to filing appearance and obtaining an attorney. Client filed appearance pro se, then plaintiff sent over a draft settlement agreement few weeks later which client didn’t sign. Client then got an attorney, filed answer, etc. Can this oral agreement be voided for coercion, indefinite mat’l term, etc?

Real estate help: Boyfriend and girlfriend buy a home together with a loan from bank. Boyfriend and girlfriend are now separated and both agree that girlfriend will live somewhere else. Both agree that they would like to take girlfriend off the deed but also off the hook with lender bank. What would you do in this situation as attorney for girlfriend?
