Please suggest from below which one will give more returns

1. Commercial office /shop in my home town. Can get a rent of 10-15k/month.
2. NA plot
3. REITs/ InVITs

Not investing in stocks as my current portfolio is 100% in Equity and Mutual Funds

How common are credit checks for roles in accounting or finance positions? Will high utilization on credit card balances and low credit score be a deal breaker? I’ve been irresponsible and made mistakes, but wondering if I can switch jobs now or if I’m best off waiting 1-2 years and cleaning up my credit first.

Is it worth it to save up to fly business or first class internationally [even just US to EU] - or save the money for other things?

$530k HHI, $250k cash on hand, $1.2M investments/retirement. Plan to buy $800-900k house as our first home, but thinking of the best approach given rates today. My thinking is that we (i) put $200k+ down and get a 5/1 ARM. (ii) put everything we save moving forward toward paying down the principal (after maximizing retirement accounts). Should be able to do $100k per year. (iii) If rates go down below 4.5ish % for 15 year fixed, refinance and stop aggressive payment. Thoughts on this approach?

Has anyone’s credit score dropped dramatically? Mine dropped almost 20 points in one month and the reason says because the age of my accounts are low but I haven’t opened any new ones? wondering if it’s covid related somehow?

Qualified Dividends: I’m expecting $650-$750 qualified dividend in 2021. Salary and base about $250 total. Questions: what tax rate will the qualified dividend be taxed at? The 15% or 20%? Also, since it’s technically a long term gain, do I have to pay an state and local on the income? Been reading for a bit and I can’t seem to find a clear answer. Thanks fishies!

Deciding on a career path

I feel like my brain works like a consultant, and I would enjoy consulting, but I also looove all things finance & investing. While I don’t necessarily have extensive experience in the field (most of what I know is self taught, my major is accounting), I want to get involved in it somehow and learn more.

Got a call from the resource management team to relocate, which I rejected upfront as I was promised a role in the location I am posted. It has been over 2 weeks since I am in bench. Let’s talk speed reading. I’m a slow reader and listened to a podcast recently on speed reading. I’m intrigued. Who here speed reads? How did you learn those skills, and what types of documents do you speed read in practice? I do mostly litigation and am thinking that speed reading would help with research but maybe not things like doc review where you need to review for both responsiveness and privilege.

I hate that I still want to hear from him. I just have no idea what I want him to say or what I want to say. I feel like if I get anywhere near him he’ll be able to sense my pain. Are we sure the no contact rule is only 21 days? I feel like I need 21 months.

Short term goals - like for 2-3 years

Long term goals - like for 5-6+ years or more depending upon the performance

We all know- SIP of 50k/pm for 15 years at a CAGR of 12% p.a. grows to 2.52 Crs ( approx.). BUT

Do you know- If we delay it by just 2 years- the value falls to 1.88 Cr ( approx.) Difference is a WHOPPING 64 LACS, though the difference in Investment amount is only 12 lacs!!
