Hi! New here, curious what other property managers are paid? Currently at $28k with a “free” apartment (paying approx $200 for utilities but no rent). Is this worth it to anyone else?

This depends on the size of the property, amount of rents, market area etc. What are you renting the same size unit for when you have a vacant? For the most part $28k seems very low but it depends on the market in that area.

You’re getting ROBBED. Standard pay is 50k to 125k depending on your market

That definitely seem low.

For the partners/mds/directors etc how are you protecting your money with the new administration? I’m assuming Biden’s plan will help the lower class but for the upper class I’m sure there have been strategies your advisors have been telling you. Incoming MBA, I have my tuition paid for and rent covered (I will be an RA). So the only thing I need to pay for is food and entertainment. Do you think 20k is enough to last me through the 2 years? I will make a little money interning in the summer, so that would be a safety valve if I blow through the 20k.

Noob question on selling puts- I just sold a weekly put that I WANT to get assigned. The stock fluctuate a few dollars a day so I’m looking for a specific price to own the shares at vs entering a limit order. The stock has already gone below my selected strike price by a 30 cents today but I haven’t been assigned the shares 🤔. Is it only by expiration day or am I missing something?

So, my MS got caught as a subcontractor for one of my vendors and he was doing their work instead of the property's while clocked in I brought it to HR. we did a cease and desist despite my objections...MS ended up putting his two week notice during which he didnt work and spoke ill of me and my remaining staff to residents...today was his last day and with my regionals permission i told him that our vendor was not allowed to use him on our property due to the conflict. Do you agree?

My fellow property peeps, does it just feel like there is to much demand from residents and not enough y support? We follow the old 1 per 100 or something, would much prefer to be higher staffed. Anyone else feel staffing is off balance to the high demand?

Has anyone seen an uptick in fraudulent paperwork ? I work for a single family company with 15k homes in our market and we are seeing so much . Funny thing in they always NSF app/holding fees a few days before or on their move in date and the fraudulent paperwork just follows after . Some we have found they change the fake ID around and use the same picture with different information . It takes so much of my work day catching these fraudsters. What have you done to combat fraud?
