Vet them as if you were going to live in the apartment/house with them.

Ask for 2 references minimum (past landlords).

Be prepared to extend your vacancy if needed. Better to wait an extra couple weeks then deal with bad tenants.

Treat each one like a potential hire.

Post rental with deadline Rd 1. Gather applicants. Go through applicants and pull only the ones that look good. Call and “interview” for each category. Beginning renter. Mid renter. Lifelong renter. Run Rd 2 with another deadline. This is for backup in case Rd 1 doesn’t work out. Repeat.

Run background check on groups. Call employers (call/research companies LinkedI* and go through hiring manager *note-smaller co.’s have tight knit groups OBV! So be aware Becky may have told Mabel that “someone might call so pretend xyz” get name of person you are talking to and get their title. Use another phone 2-3 hours later and throw them a question *my fave is “I am not sure if this is THE (co. Name) but my HOA said to call and ask-do you do…? Oh! Well I’ll take note of that! Thank you….I’m sorry I didn’t get your name!”* length of job-pay attention to this. This shows how stable they are when it comes to work/life approach*

If you don’t want a smoker put in add that the property is a non smoking and fines will be billed to them.

I have a coworker that vapes in the office knowing that’s a no-no. Employer is aware and not addressing. Good times. Good luck!

Has anyone ever done aggression training for their dog? Met with a trainer who basically wants us to either keep our dog crated or on a leash at all times and said no pets or play time for now. Our dog has been acting out ever since we brought home our newborn and also bit our groomer. Trainer has me terrified that the dog will hurt the baby but my heart is breaking that I can’t give any “love” to my dog right now. Any similar experiences or thoughts?

Hi all,
Been doing privacy for about a year now in-house. Got my CIPP/US.
Having major imposter syndrome still. I feel like the minute I finally have a grasp, something changes. The law and nuances just seem overwhelming. Maybe it’s just a lack of guidance/uniformity in the US. I’m not sure if I feel this way because it is simply the nature of the work or because I’m just not capable.

Anyone who has started up a side hustle whilst working in consulting - is it generally a good idea to let your employer know or will they make your life difficult/try to push you out if they know?

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. Please advise!

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I can take it financially, but wondering, If I absolutely needed to get out of buying it, what recourse do I have? Or could I go ahead, and refinance later (who knows rates at that time...)?
