How and where do you find reliable tenants?

Hi Energy fish, I’m currently an economic consultant working in Energy with 2.5 YOE. Would anyone in the energy industry be willing to critique my resume? It would be ideal if you had consulting experience too but I won’t be picky. It’s been hard for me to figure out how to get the nuances of the industry across without being too detailed. Jr. Associate at an AmLaw 100 firm in Central Florida. Good credentials; top 10% at T14, law review. Sick of private practice bc of hours and pressure. Also, not enjoying the work that Central Florida offers, but want to live here.

I want to one day have my own firm. Trying to think outside the box on how to get the experience w/o being in big law for ten years.

Thinking of applying to be an ASA and to the FL AGO. Would like trial experience or civil rights/con law work.

Has anyone ever done aggression training for their dog? Met with a trainer who basically wants us to either keep our dog crated or on a leash at all times and said no pets or play time for now. Our dog has been acting out ever since we brought home our newborn and also bit our groomer. Trainer has me terrified that the dog will hurt the baby but my heart is breaking that I can’t give any “love” to my dog right now. Any similar experiences or thoughts?

Having major imposter syndrome still. I feel like the minute I finally have a grasp, something changes. The law and nuances just seem overwhelming. Has anyone used Loan Cabin to refinance? They seem to have the best rates.

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway. Any advice on what you might do in my position? Am I being crazy with this idea?

At what income level should one be comfortable to spend 2400/mo on rent in HCOL? Assuming single, no kids, no debt or major expenses.

Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. Please advise!

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I can take it financially, but wondering, If I absolutely needed to get out of buying it, what recourse do I have? Or could I go ahead, and refinance later (who knows rates at that time...)?
