It is a valid and good question. There are places where apartments are snapped up by investors for the sole purpose of turning them into hotel rooms with Airbnb. That takes important housing out of a community. This recently happened in Jersey City I believe.

While I think that Airbnb's detractors (often led by Airbnb competitors) would love to blame Airbnb as a significant factor in rising housing prices, the reality is that there isn't much data to support it. There are a lot of complex factors that contribute to the housing crisis. Look at NY City and San Francisco, where Airbnbs are very strictly regulated and the numbers are quite limited -- housing prices there are among the highest in the country. I do think that there are places in the world where Airbnbs, if not regulated, can contribute to the problem, and that's why you see Airbnb working with cities to figure out reasonable regulatory schemes -- there are jointly negotiated programs set up in dozens of cities to address this.
It's also important to keep in mind that Airbnbs generate a lot of tax money, grow the tourist and hospitality industry, and help a lot of people generate income that keeps them in their home. So bottom line, I think Airbnb recognizes a broader responsibility to play a positive role in communities, and works seriously on that responsibility.

I think your answer is misleading.

NY and SF regulate strictly because the cost of living is high. It would be even higher without regulation. Subtle nuance but big difference from the cost of living is high despite regulation.

“And help a lot of people generate income that keeps them in their homes.” AirBnB could do this while restricting people who’ve bought 25 properties to use exclusively as hotels do this.

On top of all this, AirBnB harms the neighbors of its “hosts.” Neighbors who presumably thought they were moving into residential buildings and neighborhoods and now have to deal with noise pollution, drunk tourists, and other problems from hotel rooms (that’s how they function) being where they shouldn’t be.

To me, answering a valid question with talking points like this is unethical itself.

I’ve long disliked the term ethics. Definitions of ethics all refer to morals. Morals are very personal and vary a lot from person to person, culture to culture. Law is how we as a society express our preferences and impose rules and restrictions on ourselves. So the question should never be about whether companies can be ethical. What does that mean? One person thinks eating meat is unethical, another thinks it’s perfectly ethical. Companies should focus on complying with the law.

At a startup I left because of this, my boss had been there since day 1. He was a nightmare. The last straw was when he took out his anger at a home issue on me and made fun of me for being upset. HR told me they couldn't do anything about him.
