How do you typically seek and get comfortable with syndication deals? I don’t want to invest with family and skeptical about friends/other investors. How can I start?

Whats a syndication deal?

According to Forbes, “a real estate syndication is when a group of investors pools together their capital to jointly purchase a large real estate property.”

I will check out realty mogul - I've got on Lane Kawaoka's email list (the wealth elevator podcast) and his stuff seems promising. and I've got a few other thoughts that I'll have to chase when I'm ready. I have about IRA funds tied up - the IRA owns a house out of state which has under performed and is under horrible management and I need to find a new perch for it when I get out from under that nonsense.

Stay away from Lane’s deals.

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

Junior Associates - How much student loan debt are you and your peers in these days? A few young partners and counsel at my firm were discussing the student loan moratorium and most of us were convinced we could have paid the majority of our loans off with the bonuses associates got these last two years. I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I can take it financially, but wondering, If I absolutely needed to get out of buying it, what recourse do I have? Or could I go ahead, and refinance later (who knows rates at that time...)?
