I have a 2/2 condo in a more trendy area near public commuting and a major university nearby.

The demographics in this area are largely younger professionals, 25-34, and ~90% without kids…

If I converted the guest bath into a tiled walk-in shower, do you think the resale or rent value would be negatively affected? Thoughts? I’d essentially have a 2/2 walk-ins.

When I bought my townhouse (was my primary for 10 years, now a rental) it had tub upstairs as primary, and walk-in downstairs as guest. I so wanted to make the primary a walk-in but I had the same concerns and never pulled the trigger. I did do some cosmetic refinishing of the primary bath to make it more appealing before renting it out. I have similar situation and that it's in a great location with a mostly young professional crowd, and my tenants for the past 3 years have all fit that description. No one cared that it was a tub upstairs, but the most recent tenants spent their own money and put in a nice sliding glass door on the tub.

Are you in an area with good public schools? If so I’d probably not convert it. Though, honestly not sure I would anyway, while it may not negatively impact the resale value I don’t think you’re going to see a return for how much you put in.

Sure! And just to add, sometimes it’s nice to take a bath, especially when sick. 🛀

Is this legal?
After being mugged and having my things (including my keys) stolen, I was locked out of my townhome after business hours on a weekend. I was told on the phone when dialing my complex’s after hours number (which is managed by a 3rd party company) that my complex’s policy would let me in for a cost of $100 (as it was after hours). After I was let in, property manager informed me the charge was $200. Is there anything I can do here? This is in Minnesota. Help appreciated!!

Got news that my house closing may have to be moved due to a delay in the sale of my home. My partner’s income was excluded in the DI ratio, but if it were included we’d be well under the % threshold and can be approved to close on time regardless of the sale of my house. However our mortgage company’s underwriting team has been painfully slow in confirming if her income qualifies. She’s been at her new job 1 month after a year off. Anyone with underwriting experience have insight?

For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. My hope is to buy and rent out a apartment while also owning a house and house hacking that by renting part of it out. Trying to understand all the steps, traps, and how to find if it’s a good investment.
