I have found a house I like and don’t need to sell current home in order to finance. I would like to have a buyer’s agent to manage the process and offer advice, but obviously won’t need them to source properties, arrange showings, etc. Seller is motivated and has allocated 2.5% for buyer commission. I would like to lower that to, say, 1.5% since buyer’s agent has less work to do in this case. Seller’s agent is offering one of her colleagues to act as buyer’s agent. (Con’t in comments)

My friend- trust me- get a young agent who would be happy to get their name on the listing, offer them 5k flat rate, and reduce the purchase price by the remainder- or get the agent you go with to pay you back afterwards

Yep just sold a house where i did sellers agent commission 3.5k on sale price of 460k

I would get someone from a different company. I used Upnest to find agents that agreed to rebate me a portion of their commission. I think I got 23% back.

You can go even lower for buyer agent fee and basically they agree that the remainder fee be a credit on cash needed to close. However, I would strongly suggest not going with seller agent’s colleague. You never know what issues come up and you want to be sure that your agent’s only incentive is to act in your best interest.

I know they are fiduciaries but would you do this for ease of convenience and because it would be fastest — or would you interview and engage a separate buyer’s agent from a different company?

I have some collections on my credit report. One from an electric company for $800 (imo they violated terms of contract and sent me to collections in spite of their fuck up), and an apartment for $80~ that charged me a cleaning fee when my apartment was spotless.

Despite these two collections have a 712-720 credit score.

So mortgage lenders care at all about the collections or is it mostly the credit score that matters?

2. Put the land under said condos into a land conservatorship (for taxes)
3. Rent condos at discounted rates (for taxes)
4. A small fee of the rent goes to a trust as a land conservation fee in perpetuity (for tax reasons)

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway.
