If you buy new construction from a builder and go without an agent, can you expect to successfully negotiate a discount, for the amount they would've paid a buyer's agent?

Related question: if you've been working with an agent but decide to go for new construction, do the new contracts obligate you to include the agent? I know it can be an awkward situation if they helped you tour other places.

I went with the builder's selling agent as my buyer's agent and got a 1.5% credit on the purchase price.

I think you would need to compare numbers with other buyers when your home closes. It may very well happen that some agent was able to get similar credit or get additional Design Studio credits or other things. There is no way to tell. I recently got someone 30k in Design credits with a clause that we will spend enough in Design Studio to make sure other buyers won’t notice when home closes.

Builders don't typically operate that way. The commission for the buyer's agent is factored into the builder's marketing expenses. If you don't have your own agent, the builder's agent usually receives the full commission, and you don't get a share of it. I am a real estate agent and for my area, I tell my client upfront , especially with new construction, where negotiation isn't always possible. However, because of the strong relationships I've built with builder sales associates in my area, I have a good sense of which projects offer room for negotiation, how much and which ones won't due to high demand. The outcome of your deal can greatly depend on the agent you choose to work with.

You can visit alone but you need to tell builder that you are working with someone otherwise they may create trouble later. Again depends on the demand of that project. If homes are selling fast, they won’t lest you add agent later.

I have over 12 years in B2B sales/sales management experience along with a graduate degree. I am wanting to shift gears and I am at a point where I can invest time in myself to learn through practical experience. The new industry I am wanting to pursue is real estate investment. I have read all the books but want some hands on experience on the property management side. How could I best leverage my skills for a role in this, and what should my expectations be for negotiation in compensation?

Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. Please advise!

NJ market - Cousin of mine who has >500 rental properties advised that over next 3 yrs it’s possible for me to get 3 multi-fams if I buy 1 every year for next 3 years, by doing FHA on the first so 3.5% down and then doing less than 10% down on the next 2 if I do it right. Went into a multi family property 50/50 with a relative against my gut. Things are going horrible. Need to get out. Best options? Buy him out? He invested maybe 4-5K in time (demolition work) and 2K in cash. I’ve managed the whole thing for 9 months. 10% of gross rents (as a management fee) would be about the same (6-7K)).
