Also be diligent with buy vs lease in NYC. The rent/buy payback period can easily be 10+ years once you take into account the maint fee on the high rises. Also look into how much tax differential you will really have with a mortgage, its less than you might think with the large standard deductible nowadays
You might find renting + money in S&P has a better return and if you are unsure about staying long term, or decide in 5 years to have kids it may work out better for you.
There is a huge price difference between a 2BR coop vs a condo. If you can deal with all the negatives mentioned above, as a former coop owner, I don’t think coops should be excluded from your search.
Definitely condo. Co-ops are cheaper on the purchase price in most cases but the fees are high and the rules maybe prevent an easy future sale or rental. Also many co-ops may stipulate rules around down payments and even how many renovations can happen in the building at once.
Also mortgage for co-op are harder to get

NYC is notorious. Buying here is different than other markets. Research and get familiar with the process, beyond fishbowl. Be highly selective with your real estate agent, you will encounter a lot of low performing agents you don’t want to trust with your $ with.
If you ever plan to have kids, look into the neighborhood’s school ratings. Very few neighborhoods have decent schools that are free, otherwise you’ll have to pay for private since like first grade (I’m not joking unfortunately).
Condos cost more. Getting approved by a co-op will frustrate you. Make sure whatever apt you like, you ask the right questions. Get a lawyer to investigate the building before you decide to make an offer on apartment, esp if it’s a co-op.
