I would recommend exploring the bastrop area as well if you're looking down south. A lot of new builders are giving flex cash for a rate buydown as an incentive

Yes as long as you can afford the current rates, just refi in a year or 2 when they drop by a few points. Also try your best to pay off the loan earlier that can make a big difference

You should look southwest, it’s so much nicer the farther you get out the city. Also lots of houses sitting in my community of big sky ranch in dripping springs. You can negotiate for these new homes out this way.
